Piers Docks and Bulkheads
White Oak Landing lakes are common properties and are owned by the civic association. Occasionally we have a lot owner who lives on one of the lakes, request permission to build a pier, dock or bulkhead on the lake edge. These requests should be submitted to the architectural control committee or directly to the board of directors. Tommy Miremont is currently the head of architectural control and Gehl Davis is a board member contact.
Submissions should include a plot plan locating the structure on your lot and the lake. Materials used and dimensions should also be included. The board will not approve any plans that have structural elements above the deck (example, covers or railings). Generally a dock/pier cannot extend more than 10 feet into the lake or be more than 25% across the lake at the point of construction. Note that these are guidelines and the board will consider each submission separately taking into account the particular situation of each.
The board is now requiring a signed contract with the resident basically stating that the resident will keep the structure in good repair at his expense. He will remove it at his expense if it is not maintained to the satisfaction of the board. Exact requirements are contained in the contract that can be downloaded from this site above.
Also the board will require that the signed contract be notarized and recorded at the clerk of court's office and the resident will pay those expenses. The last estimate of those fees is $102.50.
